One of the most exciting aspects of being a Miami Real Estate expert is learning about new developments and projects coming to the market before the general public. This not only allows Realtors to hone their craft but it also helps to eliminate stress on the home buyer. Last week, I went to preview a beautiful Sunny Isles Beach Real Estate property inside the St. Tropez. The unit is a Lanai, facing the bay and includes a furnished interior with modern decor and design. If you have been a regular follower to my Miami Real Estate blog, then you already know I take my job very seriously and that includes avidly researching, exploring and communicating the areas in which I serve to my current clients, prospective home buyers and curious Real Estate aficionados.

Aventura Real Estate Diary: Part 2

Part II - Claudia Ramirez and Client Look for the Perfect Aventura Home

If you have been following us this week on the Blog and on Instagram, then you know that I promised you an update to my most recent Real Estate project, a search for the perfect home in Aventura. For today, I would like to talk most specifically about "things not to do when selling an apartment," as my client and I recently experienced a common technique for delaying the sale of a unit.

A little back story on the project: Last week, my client and I started searching within both Sunny Isles Beach and Aventura for a home with a budget of $700,000 max, two bedrooms, two bathrooms with a nice water view and in a new building (nothing built before 2002). Our first stop was a gorgeous, new and updated unit at the private and luxurious Atrium at Aventura. However, my client was not sold 100% and requested to see a few other units before making a decision. Rightfully so, and often the process when it comes to Florida Real Estate. I like to make sure that my clients feel they have covered all their basis.

The Next Listing Visit: Later in the week, I scheduled an appointment at the Turnberry Village. Known for it's carefully curated lush gardens, entrance and surroundings, the Turnberry Village is the perfect Mediterranean motif without losing it's connection to modern day. The unit that we found is one of the best properties I have seen in a while and for a great price! I knew from the description (2 bed/2 Bath, Water Views, Spacious and open floor plan, Decorator ready, Updated kitchen, bathrooms and closets, etc.) that it would be a great match.

When my client and I arrived to see the unit, we were abruptly confronted with a messy, cluttered apartment! It quickly became obvious that this was artfully and purposefully staged by the owner of the apartment. As an experienced Miami Realtor, I have seen a lot of units that didn't match their description but rarely encountered the situation of a seller sabotaging his own sale! Take a look at the photos below which show the kitchen, bedrooms and living room "decorated" with clothes, food, trash, knick-knacks and more. I must say, quite an effort! but as a strong realtor, I did not let this get the best of me or the experience for my client. We pushed through the mess and I encouraged my client to imagine and visualize the unit as a spotless, decorator-ready unit! It was a success and the property is now on the top of our list.
