What to Expect When Inspecting

If you’re a Real Estate buyer (new or experienced) who just signed one of the many great Aventura homes for sale in South Florida, then you are headed to one of the most important steps of the closing process, the home inspection. Here's what to expect so that you can handle this part with confidence.

The home inspection is one of the most important parts of the home purchasing process, yet most buyers don’t know what to expect. This is where your listing agent should step in, although more often that not, they aren't as helpful as a buyer should expect. I am always sure to do the proper research required about a property in advance and review with the seller any disclosures and necessary know-all about the property with my buyers, in advance. This is a time where I can point out any issues with the house (faulty electrical, appliances that don't work, leaky windows, et.c) that I might see in advance of closing, which is important to find at this stage in the game so that it can be addressed with the seller and the buyer together before signing, at which point, the buyer will have less leverage.

I always participate side-by-side with my buyer during the home inspection day. Along with standard interior check-ups, the inspector looks at places like the roof to ensure no tiles are missing as having to replace a roof quickly after signing would be super costly for a buyer and should be considered in the total closing costs. Every detail of the house should be looked at and noted on, from cracked grout in the bathrooms to mold under carpet to bigger issues like a wrecked roof or safety issues with an electrical panel.

All issues, questions or concerns that arise during an Aventura home for sale inspection could majorly impact the sale or affect the property’s final value. I take great pride in the inspectors that I work with and I, as my buyer's trusted Real Estate agent, like to work with a referred inspector who I trust and have used before. Typically the inspector will make notes and provide a detailed report within a few days. From there, it is up to your Real Estate to review the conditions and issues with the buyer before presenting any information to the seller to review and/or change the contract, if that's necessary.

May this year be filled with happiness, success and prosperity for you and your loved ones.

2017 has been an incredible year for me personally and for my clients, followers, friends and family. My Miami Real Estate endeavors were booming in 2017 despite the constant reminder for a bad year in Real Estate. I closed many deals and along the way, met many incredible people and new friends. I ran full and half marathons that I never thought would be possible! Honing in on my love for running was a major personal accomplishment and growth for me. I also had the opportunity to travel to new and exciting places with my family including San Francisco, New York City, Texas, Chicago, Colorado, Spain and Japan (see my post, "what are some of the best places to visit in Japan" for a comprehensive travel guide to Japan).

While this past year is not complete without it's challenges and stressful moments, errr Hurricane Irma, we have all been able to push though to another day, stronger and wiser. Here is to an equally amazing year ahead - happy 2018 everybody! I look forward to every new opportunity life has in store!

How to Navigate a Booming Miami Real Estate Market

There is no doubt that South Florida is currently experiencing a large increase in residential and commercial Real Estate development. Today I am going to share how one listing in particular is located in the highly desirable city of Sunny Isles Beach but what does that mean for all of the new buildings slated to be built in the next coming years? As an experienced Realtor, I have been navigating the Miami Real Estate market for years and have created a solid understanding on the fundamentals of purchasing, including how to determine what buildings will provide a fully satisfactory experience to each individual client.

Take for example a recent showing that I had with clients at the Trump Tower 3 building in Sunny Isles Beach. The views are phenomenal of sprawling sparkling blue waters however there is a major concern that the new construction next door (Ritz Carlton is currently under renovation and rebuilding) will destroy the view, a top selling point to this Sunny Isles Beach Real Estate gem. The new building that will eventually top off within the next year or so will affect the view from the kitchen, dining room and master bedrooms - all very important spaces in a home. The view from the remaining bedrooms and the living room however will remain unaffected as this unit offers both ocean and intracoastal views.

The views are currently perfect however with a constantly expanding skyline, Miami Real Estate buyers and investors need to be made aware of all development in the area by their Realtor. This is a thought process that not all realtors encompass as some just want to close the deal. If you don’t trust that your Realtor is providing you with all of the necessary information before a sale, it’s time for a change, before you end up in a bad situation that is too late to change.

Why It’s a Buyer’s Market Right Now in South Florida

After quite a tumultuous year throughout, between the 2016 presidential election, a Miami-based Zika scare and most recently, dealing with the complications from Hurricane Irma, the Miami Beach Real Estate scene has been, understandably, under some duress and because of that, as a realtor amongst the market, I often get asked if South Florida is a still a good place to invest, rent or buy. Here’s my breakdown according to the numbers I have seen:

- Single family homes have seen a sharp decrease in average sale price per square foot within the last year

- The condo market has also seen a sharp decrease in the amount of units sold

There are a few reasons that we are seeing a drastic decrease in home sales. Hurricane Irma is a large factor and will surely impact the potential future outcome for the coming months. Effects from a natural disaster tend to delay the forward thinking and development of any city, town or state so naturally, it will take time for Miami to get its infrastructure, including the Real Estate market, back on track.

Another Factor is our global economy as the value of the U.S. dollar compared to other currencies is low and therefore impacting the amount of foreign investment that Miami is used to seeing. Over the years, investors from countries such as Venezuela, Brazil, Colombia, Argentina and Canada have been scooping up most of the available Miami Real Estate opportunities, accounting for close to 64% of the market. According to the Miami Association of Realtors, foreign investors spent $6.2 billion on residential properties in South Florida last year alone, with Venezuela leading the pack. Venezuelans are looking to move their money out of the country during its period of economic instability by investing in Miami banking.

This decrease in sales and increase in inventory can imply both a pro or a con for the Miami Real Estate seeker. There is more inventory which means it’s a buyer’s market. Real Estate buyers have more leverage to negotiate fair market value, and even less than asking price, considering there is low pool of interested buyers to compete against and sellers are looking to unload their properties in four months or less.

Why Millennial’s Should Consider Buying in South Florida

In a recent study put on by, only 29% of the home owners in South Florida account for buyers under the age of 35 as opposed to a 38% national makeup. This presents a very interesting point to the South Florida Real Estate market - why isn’t the younger generation interested in buying in South Florida?

One theory is that much of the Miami Real Estate development scene is focused on international investors and seasonal second homeowners. In 2016 when the U.S. dollar gained in value against most foreign currencies, we saw a bit of a drop in international sales so the focus on Real Estate Developers is certainly on the rise in South Florida. As a Realtor who focuses on luxury Real Estate options, it is also my duty to present to the public as much about the availability South Florida has to offer and how all the latest buildings and projects can accommodate any lifestyle choice. Miami has seen a strong population growth as well as job creation trend within the last few years so that alone is expected to attract millennial buyers as rapidly as other cities in addition to properties that cater to fine standards and accessibility. Two of my favorite options at the moment are Brickell City Centre and Chateau Beach, and here’s why I believe millennials should be considering them:

Brickell City Centre is located in the heart of downtown, Miami. The location could not be more desirable as you can choose from the beach, the intracoastal and/or city life, providing options for Millennial’s to enjoy the relaxed lifestyle, the fast-paced or both! Nearby to the Perez Art Museum Miami, the Adrienne Arscht Center for the Performing Arts, the American Airlines Arena, Biscayne Millennium Park and an abundance of dining options (choose along the water or take it inside) and retail shopping options complete the perfect setup.
