How to Navigate a Booming Miami Real Estate Market

There is no doubt that South Florida is currently experiencing a large increase in residential and commercial Real Estate development. Today I am going to share how one listing in particular is located in the highly desirable city of Sunny Isles Beach but what does that mean for all of the new buildings slated to be built in the next coming years? As an experienced Realtor, I have been navigating the Miami Real Estate market for years and have created a solid understanding on the fundamentals of purchasing, including how to determine what buildings will provide a fully satisfactory experience to each individual client.

Take for example a recent showing that I had with clients at the Trump Tower 3 building in Sunny Isles Beach. The views are phenomenal of sprawling sparkling blue waters however there is a major concern that the new construction next door (Ritz Carlton is currently under renovation and rebuilding) will destroy the view, a top selling point to this Sunny Isles Beach Real Estate gem. The new building that will eventually top off within the next year or so will affect the view from the kitchen, dining room and master bedrooms - all very important spaces in a home. The view from the remaining bedrooms and the living room however will remain unaffected as this unit offers both ocean and intracoastal views.

The views are currently perfect however with a constantly expanding skyline, Miami Real Estate buyers and investors need to be made aware of all development in the area by their Realtor. This is a thought process that not all realtors encompass as some just want to close the deal. If you don’t trust that your Realtor is providing you with all of the necessary information before a sale, it’s time for a change, before you end up in a bad situation that is too late to change.

The Trump Towers 3 Sunny Isles was designed identically to the Trump Tower One and Trump Tower Two however it has been considered to have the most desirable location with unobstructed views. This is why it is very important to have a knowledgeable realtor to navigate this future of building in South Florida. Why It’s a Buyer’s Market Right Now in South Florida

After quite a tumultuous year throughout, between the 2016 presidential election, a Miami-based Zika scare and most recently, dealing with the complications from Hurricane Irma, the Miami Beach Real Estate scene has been, understandably, under some duress and because of that, as a realtor amongst the market, I often get asked if South Florida is a still a good place to invest, rent or buy. Here’s my breakdown according to the numbers I have seen:

- Single family homes have seen a sharp decrease in average sale price per square foot within the last year

- The condo market has also seen a sharp decrease in the amount of units sold

There are a few reasons that we are seeing a drastic decrease in home sales. Hurricane Irma is a large factor and will surely impact the potential future outcome for the coming months. Effects from a natural disaster tend to delay the forward thinking and development of any city, town or state so naturally, it will take time for Miami to get its infrastructure, including the Real Estate market, back on track.

Another Factor is our global economy as the value of the U.S. dollar compared to other currencies is low and therefore impacting the amount of foreign investment that Miami is used to seeing. Over the years, investors from countries such as Venezuela, Brazil, Colombia, Argentina and Canada have been scooping up most of the available Miami Real Estate opportunities, accounting for close to 64% of the market. According to the Miami Association of Realtors, foreign investors spent $6.2 billion on residential properties in South Florida last year alone, with Venezuela leading the pack. Venezuelans are looking to move their money out of the country during its period of economic instability by investing in Miami banking.

This decrease in sales and increase in inventory can imply both a pro or a con for the Miami Real Estate seeker. There is more inventory which means it’s a buyer’s market. Real Estate buyers have more leverage to negotiate fair market value, and even less than asking price, considering there is low pool of interested buyers to compete against and sellers are looking to unload their properties in four months or less.

Why Millennial’s Should Consider Buying in South Florida

In a recent study put on by realtor.com, only 29% of the home owners in South Florida account for buyers under the age of 35 as opposed to a 38% national makeup. This presents a very interesting point to the South Florida Real Estate market - why isn’t the younger generation interested in buying in South Florida?

One theory is that much of the Miami Real Estate development scene is focused on international investors and seasonal second homeowners. In 2016 when the U.S. dollar gained in value against most foreign currencies, we saw a bit of a drop in international sales so the focus on Real Estate Developers is certainly on the rise in South Florida. As a Realtor who focuses on luxury Real Estate options, it is also my duty to present to the public as much about the availability South Florida has to offer and how all the latest buildings and projects can accommodate any lifestyle choice. Miami has seen a strong population growth as well as job creation trend within the last few years so that alone is expected to attract millennial buyers as rapidly as other cities in addition to properties that cater to fine standards and accessibility. What are Some of the Best Places to Visit in Japan?

Last week, my family and I just returned from an amazing trip around Tokyo, Japan. Not only was it great to explore and enrich ourselves in culture outside of what we see in Miami, but we also learned some great Japanese practices and techniques that we will easily be able to apply to life in Miami. For example, meditation is key for experiencing balance in life. As a busy Miami real estate broker, I spend a lot of time on-the-go and under stress but hoping to apply the teachings and practices of ancient Japanese technique to help dilute the stress. Take a look below at some of my favorite takeaways from our trip and if you are looking to travel to Japan, I hope this serves as a helpful travel guide.

The Tsukiji Fish Market

Our first “Sushi for Breakfast" experience! The Tsukiji Fish Market is well known around the world as one of the largest fish markets in the world, and boy was it busy. We winded our way around many fishmongers selecting their items to take back fresh to their restaurants and shops as well as local people shopping for meals and tourists alike. Much like Miami, Tokyo is a city specializing in it’s access to water and fresh fish, although I must say the amount of selection at this market was extremely impressive and a must-see!

Mount Fuji

One of the most important landmarks in Japan, Mount Fuji was probably the sight seeing highlight of our family trip. The mountain is actually an active volcano and sits just over 60 miles outside of the city of Tokyo. Mount Fuji is Japan's largest peak and often draws visitors and tourists for both advanced mountain cclimbing and inexperienced hikers, trail blazing and to even stay overnight via mountain huts.

If Cherry Blossom Tree sightings is a large reason for your visit to Japan, Ueno Park is must-see. Located in Tokyo, the large park draws millions of visitors every year, especially in the spring time, which for us was surely a treat. Inside the park, you can enjoy outdoor activities such as running and biking (I was sure to get my miles in during the trip) but the park is also home to the Tokyo National Museum, the National Museum of Nature and Science, the Ueno Zoo, Kaneiji Temple, the Tokyo Metropolitan Art Museum and so much more. You can easily spend more than a day exploring the Hanami (where you see all of the gorgeous blooming cherry tress) and soaking up all of the Japanese culture of the museums, shrines and temples.

The permanent residence of the Emperor of Japan, the Tokyo Imperial Palace was a very impressive sight to see! It is said that during the 1980’s Japanese property bubble, the grounds of the Palace carried more value than all of the Real Estate in the state of California - how interesting!

Food Reccomendations:

While Japan offers an array of delicious restaurants and cuisine, see below some of our favortie options and be sure to add them to your travel list!

1. Kaikaya by the Sea: Located in the Shibuya area, this was of our favorite restuarants offering seafood with Japanese/Mediterranean cusine. Casual dining but a reservation is needed.

2. Shinjuku Seryna: Located in the Roppingi area of Tokyo, this restaurant is reccomended for shabu-shabu lovers; that's hot pot feturing thinly sliced meat and vegetables. The atmosphere is formal and a reservation is required.

3. Joumon Roppongi: Located in the Roppongi area as well, this retaurant is for the yakitori lovers. The envronmet is very inviting and fun and the food is just amazing. Reservations reccomended.
