Why It’s a Buyer’s Market Right Now in South Florida

After quite a tumultuous year throughout, between the 2016 presidential election, a Miami-based Zika scare and most recently, dealing with the complications from Hurricane Irma, the Miami Beach Real Estate scene has been, understandably, under some duress and because of that, as a realtor amongst the market, I often get asked if South Florida is a still a good place to invest, rent or buy. Here’s my breakdown according to the numbers I have seen:

- Single family homes have seen a sharp decrease in average sale price per square foot within the last year

- The condo market has also seen a sharp decrease in the amount of units sold

There are a few reasons that we are seeing a drastic decrease in home sales. Hurricane Irma is a large factor and will surely impact the potential future outcome for the coming months. Effects from a natural disaster tend to delay the forward thinking and development of any city, town or state so naturally, it will take time for Miami to get its infrastructure, including the Real Estate market, back on track.

Another Factor is our global economy as the value of the U.S. dollar compared to other currencies is low and therefore impacting the amount of foreign investment that Miami is used to seeing. Over the years, investors from countries such as Venezuela, Brazil, Colombia, Argentina and Canada have been scooping up most of the available Miami Real Estate opportunities, accounting for close to 64% of the market. According to the Miami Association of Realtors, foreign investors spent $6.2 billion on residential properties in South Florida last year alone, with Venezuela leading the pack. Venezuelans are looking to move their money out of the country during its period of economic instability by investing in Miami banking.

This decrease in sales and increase in inventory can imply both a pro or a con for the Miami Real Estate seeker. There is more inventory which means it’s a buyer’s market. Real Estate buyers have more leverage to negotiate fair market value, and even less than asking price, considering there is low pool of interested buyers to compete against and sellers are looking to unload their properties in four months or less.

Why Millennial’s Should Consider Buying in South Florida

In a recent study put on by, only 29% of the home owners in South Florida account for buyers under the age of 35 as opposed to a 38% national makeup. This presents a very interesting point to the South Florida Real Estate market - why isn’t the younger generation interested in buying in South Florida?

One theory is that much of the Miami Real Estate development scene is focused on international investors and seasonal second homeowners. In 2016 when the U.S. dollar gained in value against most foreign currencies, we saw a bit of a drop in international sales so the focus on Real Estate Developers is certainly on the rise in South Florida. As a Realtor who focuses on luxury Real Estate options, it is also my duty to present to the public as much about the availability South Florida has to offer and how all the latest buildings and projects can accommodate any lifestyle choice.
