As a top Realtor working throughout South Florida, I often get asked by my clients, where is your favorite city, area, neighborhood to recommend? While of course there is no right answer to this question because as we know, in Real Estate, making a choice is never perfect, there is compromise involved and weighing of the pro's and con's on the Real Estate scale. Decisions are influenced by cost, location, amenities, the surrounding area and time. But I do have to admit that I have a soft spot when it comes to Aventura, FL.

Not only is the city of Aventura already an extremely great choice for young families, older couples, business focused residents but the plans for booming Real Estate will only help drive up the net worth of the city, your home and investment. I am so fortunate to report on another final inspection at a beautiful home in Aventura with a beautiful family about to embark on owning their newest home. The final inspection is a walk through of the property, arranged by your Reeal Estate agent (that's me) at least a week before closing. The goal is to ensure that the property's condition hasn't changed since your last visit and hat all agreed-upon repairs have been made and that the terms of your contract will be met. After this meeting has been recorded as satisfactory, next up is the closing meeting. During this time the seller will sign documents that officially transfer property ownership. You receive and sign documents related to the mortgage agreement and ownership of the property and also pay any closing costs and escrow payments. But we will get to that step next! For now, we will enjoy a successful final inspection!

Aventura Real Estate – How to Find the Perfect Investment Property

In today’s Real Estate market, especially areas like Aventura of South Florida, talented agents know that there is a recent increased trend in looking for investment properties, home flips and renovation projects. These type of projects are appealing to buyers because they are a smaller monetary investment with a larger return on value, which in turn means a great money making service to the buyers, should they choose to sell their new home. Once your inspection is complete, work with your agent to negotiate if the seller, buyer or both of you will be covering the extra expenses. Typically in a renovation project, there is a LOT of work to be done so that should be worked into a lower final number for the buyer.

- Communicate: the most effective way to find the perfect Aventura investment property is to make sure you have an open and trustworthy relationship with your agent. A Closer Look Into: The Peninsula Towers in Aventura

Dubbed the "City of Excellence" for a reason, Aventura offers it's residents and visitors alike a unique and luxurious experience that you can't find anywhere else in Miami. Here's why.

Aventura is a very nice area and one of my favorite desirable cities throughout Miami-Dade. Between the proximity to shopping malls (there's the neighboring Aventura Mall as well as a selection of high-end retail stores at the Bal Harbour Shops), the beach (click here to read what Sunny Isles Beach has to offer other than sun bathing), both the Fort Lauderdale and Miami International airports and a great selection of dining and recreational activities, are what all make Aventura so attractive to the Miami Real Estate buyer.

Most of the city is made up of mid-rise and high-rise apartment/condominium towers, including many new construction projects that plan to offer superb amenities to it's residents. Miami Realtor Life: Views from Above

This week I had the pleasure of seeing Miami from the best view there is - up in the sky! Check out photos from my recent helicopter excursion which we chartered in order to take an aerial tour of Prive Miami - a new property development that is currently under construction and coming soon to Aventura.

Prive Miami is a Real Estate gem and is located on it's own private island in between the likes of Williams Island, which is a community known for it's ultra-exclusive homes and privacy and Sunny Isles Beach, which is also known for it's breathtaking skyline along the Atlantic ocean. The Marina Palms Yacht Club & Residences is a property that is always on the top of my list as a Miami Realtor. I have previously posted about the towers, when they were still under construction and most recently as an update and spotlight on all of the amazing progress - see The Most Desirable Residences in North Miami. Today, I want to take you on an "Inside Look" of the spectacularly designed, staged and styled interiors. Let's go!

Enter through either of the two towers grand lobbies and you are instantly surrounded with beauty. The design of which will immediately alert your senses through bold colors, rich textures and statement-making light fixtures and furniture pieces. As a Miami Realtor with a lot of experience visiting the newest and most modern properties throughout Miami, I think one of the most important characteristics of a luxury building is that there is cohesive feel throughout, meaning a connection to the design of all spaces, from the lobby to the elevators to the interior residences, to the outdoor areas and even the garage.
